Sweetbriar Lawn
In March 2010 Breen Project Management were contracted to procure and manage contractors in the home energy upgrade of this property in Sweetbriar Lawn, Tramore, Co. Waterford.
The Client was aware of the grants available under the "Home Energy Savings Scheme", however they required our help in selecting quality contractors and monitoring the progress and quality of the work to be undertaken.
This project required the updating of all pipe work and radiators along with the installation of a factory insulated hot water cylinder and high efficiency condensing boiler. In addition to the space and water heating equipment, the heating controls were upgraded and the property was given 2no. space heating zones and 1 no. hot water zone all with independent time and temperature control. While the windows had been previously updated and the walls pumped with insulation, the attic still required attention and this was achieved by the pumping of an additional 200mm of insulation making up a total of 300mm and bringing the U-Value (rate of heat loss) in line with current standards. The client required the use of the attic space for storage and this was catered for with a new platform raised by 200mm to allow for the new insulation depth.
The client applied for and received grant aid of €1150 to go towards the cost of the attic insulation, a new high efficiency oil boiler, and the BER Certification before and after the works.
Prior to the works the dwelling received an "Energy Rating" of D2 and following the completion of the works the Energy Rating is now a C1. This is largely due to the fact that the client now has independent time and temperature control over space heating and water heating, served by a high efficiency oil condensing boiler, and ultimately the property now requires far less energy per year to reach acceptable levels of comfort for its occupants, thus saving money in the long term.
